Location & Boundaries

Grandview Heights sits east of Sunnyside and south of Morgan Creek. The neighbourhood is generally bound by 16 Avenue to the south and 28 Avenue to the north (extending to 32 Avenue for the North Grandview Heights sub-area), with 176th Street to the east and Highway 99 to the west. Pacific Douglas, a newer community of detached homes and townhomes, borders Grandview to the south near the US border.

Shopping & Commercial Areas

Grandview Corners brings a mix of outlet stores and shops including H&M, Indigo Books, and Montana's Restaurant, while Morgan Crossing adds banks, fashion boutiques, and home improvement retailers such as London Drugs and Winners. Further south in Pacific Douglas, the Campbell River Store currently serves as a local gathering spot for groceries, gas, and banking, with the City of Surrey planning further retail and commercial development along 176th Street.

Housing Stock

Grandview offers a wide mix of housing, new-build detached homes, townhomes, and condominiums in master-planned pockets, alongside older single-family homes on larger, established lots. The neighbourhood continues to densify, with ongoing construction bringing more townhome and condo options into areas that were farmland within the past generation.

Transportation

Highway 99 gives quick access north to Richmond and Vancouver and south to the US border. TransLink runs regular bus routes connecting South Surrey to White Rock, Langley, and Delta, including a fast connection to Bridgeport Station in Richmond with transfers to the Canada Line.

Parks & Recreation

Grandview Heights Aquatic Centre, at 168th Street and 24th Avenue, is a newer neighbourhood anchor with a 10-lane, 50-metre competitive pool, spectator seating, a sliding centre, and a fitness centre. The area's remaining forested acreages and quiet roads are popular for walking, dog walking, and cycling. Golfers are close to Peace Portal Golf Course, the Peace Arch Golf Centre, and Meridian Park 3, while Semiahmoo Beach, Peace Arch Provincial Park, and the trails along the Little Campbell River offer additional outdoor options nearby.
