Crescent Beach and Ocean Park are two neighbouring seaside communities on the western edge of South Surrey, tucked onto the Semiahmoo Peninsula between Semiahmoo Bay, Boundary Bay, and Mud Bay. Crescent Beach is a compact, beachfront village of around 1,200 residents built mostly on seaside cottages and single-family homes. 

Elgin Chantrell is a neighbourhood in South Surrey known for extensive, well-planned residential communities, from classic West Coast homes and older houses to townhomes and condominiums, many backing onto secluded neighbourhood greenbelts.

Grandview, also known as Grandview Heights, is a South Surrey neighbourhood that has grown quickly over the past two decades from farmland and forested acreages into one of South Surrey's busiest residential and commercial areas. New townhome and condo developments now sit alongside established single-family streets, supported by growing retail, dining, and recreation options.

Hazelmere is a semi-rural neighbourhood in South Surrey known for large estate properties, open landscapes, and a quieter, country-style setting close to the US border. It offers a different kind of South Surrey living than the area's denser neighbourhoods, spacious lots, privacy, and a slower pace, while still within easy reach of city amenities.

Morgan Creek is a master-planned, golf-course community in South Surrey and one of the area's larger, more established neighbourhoods. Built around the championship Morgan Creek Golf Course, the community has grown from its original core of large-lot executive homes into a broader mix of housing, with newer townhome and condo development extending east and a westerly expansion into the neighbouring Rosemary Heights area. 

King George Corridor is a South Surrey neighbourhood built along King George Boulevard, offering a mix of established single-family streets and newer multi-family development. Once a quiet stretch of 1950s and '60s bungalows and small commercial buildings, the area has grown steadily over the past decade into one of South Surrey's more active residential and retail pockets, all while retaining a green, buffered feel between its two bordering highways.

Pacific Douglas is South Surrey's southernmost neighbourhood, tucked against the US border between the Peace Arch and Pacific/Truck crossings. Once open hobby farms and fields, the area has grown quickly over the past several years into one of South Surrey's newest family communities, with new detached homes and townhomes continuing to fill in around its original rural pockets.

Sunnyside sits right in the heart of South Surrey, between Elgin Chantrell to the north and White Rock to the south. Known for its extensive network of athletic parks and easy walking access to shopping, the neighbourhood offers a well-rounded mix of housing, from classic West Coast custom homes and townhomes to condominiums and senior residences, many close to greenbelt and trails.

White Rock is a seaside community bordered on three sides by South Surrey, set right on Semiahmoo Bay. Named for the large glacial boulder that rests on its beach, the city has grown from a turn-of-the-century weekend getaway into one of Metro Vancouver's most sought-after waterfront communities, known for its pier, promenade, and small-town, close-knit feel.
