Location & Boundaries

Langley City is a separately incorporated municipality of about 10 square kilometres, entirely surrounded by the Township of Langley, with the Nicomekl River running through it. Its irregular boundary follows old road and rail alignments rather than a simple grid, with Fraser Highway (formerly Old Yale Road) and Glover Road crossing the city at angles that shaped much of its street pattern.

Shopping & Commercial Areas

Downtown Langley City, centred on Fraser Highway, is a pedestrian-oriented commercial core with independent retailers, restaurants, and services, alongside a broader retail base of shopping centres and big-box stores that make the City one of the busiest commercial and light-industrial land bases in the Lower Mainland.

Housing Stock

As the most urban of the Langley communities, Langley City offers a dense mix of apartments, condos, and townhomes alongside older single-family homes, with ongoing redevelopment near the downtown core and transit corridors.

Transportation

Langley City functions as a regional transit hub, served by numerous TransLink bus routes and the Langley Centre exchange, with Fraser Highway and the Langley Bypass providing road access and future SkyTrain expansion planned to extend into the area.

Parks & Recreation

The Nicomekl River runs through the city, feeding several creek-side parks and trail connections. The downtown hosts community arts, culture, and entertainment venues, along with a Kwantlen Polytechnic University campus that adds to the City's civic life.
